As the years go by, the only way to keep a hotel safe, clean, and looking good is to keep up with maintenance and necessary improvements. Keep a Log
Keep track of everything that needs maintaining, as well as the necessary schedule for routine maintenance. Also, record every repair and improvement using the date, time, and who made the repair. Get regular, scheduled visits from a licensed electrician to ensure all systems are running smoothly. Guests won’t return to a hotel that is prone to power outages. Install a back-up generator so that the hotel is never without power. Not only are guests frustrated during a power outage, but the loss of refrigeration destroys food and drinks.
Plumbing
Have the pipes checked regularly to stay ahead of expected plumbing issues, like clogged drains and leaking faucets. More importantly, have the plumbing system regularly maintained to avoid costly issues like rusty and corroded pipes or leaks that turn into larger water issues.
Lighting
Lighting sets the hotel’s mood. Make sure it’s bright and cheery with no flickering or burnt-out bulbs. Have someone on the schedule to change out bulbs on a regular basis before they burn out.
HVAC
One of the top complaints of hotel guests is dealing with uncomfortable room temperatures. A thorough cleaning and maintenance check should happen before winter and before summer, along with needed repairs.
Exterior Maintenance Needs
Exterior needs consist of things like drainage, building repair, and landscaping. Again, the list isn’t exhaustive, but it’s a great place to start.
Drainage
Without a proper drainage system, excess surface water causes problems for the hotel property, both inside and out. Heavy rainfall, flood zones, and certain weather conditions all lead to damaging issues if you don’t have proper drainage. Keep the system checked, and install a new drainage system if necessary.
Building Repair
The outside of the hotel building is just as important as the inside. Cracks in the foundation, broken windows and doors, and chipped paint all make a poor first impression. Keep the outside of the building maintained so that guests feel safe and taken care of.
Landscaping
Landscaping deals with cosmetic improvements, but that doesn’t mean it isn’t important. In fact, it’s the first impression your guests receive when pulling in. Maintain the landscaping to maintain your reputation for quality.
